— The numbers
Los Angeles mold inspection pricing, 2026.
The $199 initial residential inspection includes a visual inspection, thermal imaging, and a verbal explanation of the findings. It includes no laboratory samples. Written recommendations or a written inspection report are available on request at no additional charge and are emailed within 24 hours after the inspection.
The $349 standard residential package includes the same inspection plus two laboratory samples, laboratory results, an explanation of the findings, and recommendations. The inspector selects the appropriate mix of air samples, surface swabs, and tape lifts. Each additional sample is $99.
If sampling becomes necessary during a $199 visit, the service moves to the $349 package; the client is not charged $199 plus two separate sample fees. Large homes and commercial properties require custom pricing. Call for a quote.
There is no additional charge for overnight, weekend, same-day, or rush inspection appointments, or for travel within the normal service area.
Rush laboratory processing is not offered. Laboratory results are normally available approximately 24 hours after samples are delivered to the laboratory. The laboratory is closed on Sundays, so samples collected or delivered around the weekend may be delayed until it reopens.
Written inspection reports or recommendations requested by the client are emailed within 24 hours after the inspection at no additional charge. This inspection-report timing is separate from laboratory-result timing.

— The free-inspection trap
How to compare inspection offers.
Some providers offer no-cost or low-cost inspections. Ask whether the provider also performs remediation, exactly what the visit includes, and what sampling, laboratory, report, or travel fees may apply. Separating the party that assesses conditions from the party that remediates can reduce a potential conflict of interest; compare qualifications, scope, and terms before choosing a provider.
An independent inspection commonly costs a few hundred dollars, while remediation scope and pricing can vary substantially by condition and project. Independence may help you obtain a separate assessment, but it does not guarantee a particular diagnosis, remediation price, savings, or future result. Mold X Inspectors does not perform remediation and can document observations and recommended next steps for your consideration.
An inspection can also determine when laboratory testing is not needed. Sometimes the documented condition points instead to a plumbing repair and dry-out rather than a laboratory invoice.
