— Why commercial is different

Mold in a commercial building is a business problem first.

When moisture or suspected mold appears in a commercial building in Los Angeles, the questions can multiply: tenant concerns, employee indoor-air concerns, customer perception, sale or refinance documentation, and the operational planning involved in repairs. A commercial mold inspection documents accessible environmental conditions and observations; it does not decide health, legal, insurance, lending, or regulatory questions.

Commercial construction can conceal moisture differently than housing stock does. Rooftop package units and long duct runs may condense inside ceiling plenums. Curtain-wall and stucco assemblies can admit water at sealant joints, while slab-on-grade retail suites can retain moisture under flooring adhesives. Tenant improvements may bury plumbing inside furred walls with no access panels. A commercial scope should account for these systems and the limits of accessible inspection.

Mold X Inspectors performs independent, third-party commercial mold inspection and testing across Los Angeles County — from single retail suites in Glendale and Burbank to multi-tenant office buildings downtown and distribution warehouses in the San Fernando Valley. Our protocol is informed by ANSI/IICRC S520:2024, and when laboratory analysis is used, samples are sent to AIHA-LAP accredited laboratories. Because we never perform remediation, we do not bid the corrective work we discuss.

— Property types

Every commercial occupancy we inspect.

Offices and multi-tenant

Suite-level and whole-building assessments: ceiling plenums, shared HVAC zones, restroom cores, and tenant improvement walls. Consolidated reporting for property managers handling complaints from multiple tenants.

Restaurants and retail

Kitchens, dish pits, walk-in coolers, hood plenums, and slab-moisture observations under flooring. Scheduled around service hours when access allows.

Warehouses and industrial

Roof-leak tracking across large-span decks, condensation at cold-storage transitions, office build-out moisture, and racking-area humidity mapping in distribution facilities.

Medical and professional

Dental and medical suites, clinics, and labs with indoor-air concerns. Discreet scheduling, low-disruption equipment, and condition documentation for facility records.

— Scope and method

What a commercial mold inspection includes.

Every commercial engagement begins with a scoping call covering the concern history, building systems, prior water events, access, and intended stakeholders. From that scope we produce a fixed written quote. On site, the inspection combines a documented visual survey of accessible areas, calibrated moisture meter readings mapped to a floor plan, thermal imaging of ceiling plenums, exterior walls, and slab transitions, and relative humidity and dew point logging across HVAC zones.

Sampling is targeted to the inspection question. Spore-trap air samples provide a time-specific snapshot of airborne particles in selected areas and may be compared with an outdoor sample; they do not establish exposure, detect every hidden condition, identify the cause of a condition, or guide clinical decisions. Surface samples can characterize material collected from an accessible area, while wall-cavity samples may provide additional information about a limited assembly. All samples travel under chain of custody to AIHA-LAP accredited laboratories. Rush processing is not offered; results are normally available approximately 24 hours after lab delivery, with possible weekend delay because the laboratory is closed Sundays.

The deliverable is a written report stakeholders can review: findings keyed to floor-plan locations, photographic and thermographic documentation, laboratory data with limited environmental interpretation, and observations that may help inform repair planning. Reports document observed conditions; they do not promise acceptance, compliance, causation, coverage, or a particular dispute result. Because we do not remediate, we do not bid the corrective work. After remediation, our independent clearance testing can document conditions within an agreed clearance scope; it is not a guarantee of future conditions or reoccupancy decisions.
