— Why it matters

A documented post-remediation checkpoint.

After remediation, project participants may want a record of the accessible work area before containment changes or rebuild work proceeds. A PRV visit provides inspection-time observations; it cannot inspect concealed areas or predict how future moisture events, maintenance, or building conditions may affect the property.

Mold clearance testing — often called post-remediation verification — documents four useful categories at the time of the visit: accessible scope observations, visible conditions and settled dust, moisture readings, and any agreed air or surface sampling. Results and observations are reported with their context, including outdoor comparisons where applicable. They are not a conclusive finding that remediation will remain effective or that future mold will not occur.

Mold X Inspectors performs independent PRV services across Los Angeles County using applicable project protocols and AIHA-LAP accredited laboratory analysis when sampling is included. We do not perform remediation. Our report states what was visible, measured, reviewed, and sampled during the inspection; it does not determine coverage, legal obligations, or another party's acceptance.

— Protocol

The four-part clearance standard.

Scope observations

Accessible completed work is observed against the available remediation scope. The report identifies what was observable at the visit rather than certifying every concealed condition.

Visual and moisture inspection

We document visible conditions, staining, settled dust, and moisture readings in accessible work areas at the inspection time.

Agreed sampling

When included in the written scope, air or surface samples are collected and analyzed by an AIHA-LAP accredited laboratory. Results are reported with relevant context, such as an outdoor comparison.

PRV report

A signed report of findings, laboratory data when collected, photographs, and scope observations. It is an inspection-time record, not a guarantee or coverage determination.

— Who needs it

Documentation for your project records.

Home sellers and buyers: when remediation occurs during a transaction, a PRV report can provide a contemporaneous record of accessible conditions and agreed sampling. Ask the parties to your transaction what documentation, if any, they request; this report does not determine closing, lending, or legal outcomes.

Landlords and property managers: a PRV report can help maintain a consistent project record across units, including accessible conditions, moisture status, scope observations, and agreed sampling. It does not establish habitability, safety, liability, or a court outcome.

Insurance claims: a PRV report may be useful documentation for your records or claim submission. Coverage, claim handling, and acceptance are determined by the insurer and applicable policy, not by this inspection. If remediation was preceded by our initial inspection, the reports can provide a before-and-after record of the observations made at each visit.
