— Behind the drywall
Every stain has a source. We find it.
A discoloration on a ceiling or wall is a symptom, not a diagnosis. A ceiling and wall mold inspection works the problem backward: is the assembly wet right now, where did the water come from, and did mold establish inside the cavity while it was wet?
Thermal imaging and calibrated moisture meters answer the first two questions without opening anything. When findings justify it, targeted surface or wall-cavity air samples — analyzed by an AIHA-LAP accredited laboratory — answer the third. Everything is documented in an independent written report.
Roof & ceiling leak tracing
Ceiling stains traced upward to roof penetrations, flashing failures, HVAC condensation, or upstairs plumbing — not just documented, explained.
In-cavity assessment
Wall and ceiling cavities evaluated with thermal imaging, moisture meters, and wall-cavity air sampling when justified — no exploratory demolition.
Condensation diagnosis
Cold exterior walls, thermal bridging, and humidity problems identified — the slow-burn cause behind much of LA's wall mold.
Stain vs. mold, settled
Tape-lift and swab samples analyzed by AIHA-LAP accredited labs settle whether a discoloration is mold, soot, or staining.
