— Standard of Care
Mold X vs. the rest.
There is a real gap between an independent diagnostic firm and a contractor selling estimates. Here is what that gap looks like in practice.
Mold X Inspectors
- Independent — we never perform remediation
- AIHA-LAP accredited laboratory partners only
- ANSI/IICRC S520:2024 protocol on every clearance
- Thermal imaging on every visual inspection
- Exterior baseline air sample on every protocol
- Fixed quote for the agreed scope before arrival
- Priority scheduling options when availability permits
- Lender, insurance, real estate report formatting
Typical inspection-remediation shop
- Inspection-then-remediation pipeline conflicts
- Unaccredited or unlabelled laboratory partners
- Visual-only inspection with no instruments
- Sampling sold by quantity, not by indication
- No exterior baseline — uninterpretable lab results
- Hidden upcharges discovered after the inspection
- Multi-week scheduling lead time
- Generic reports unsuitable for transactional use
— The Protocol
Five stages, every engagement.
The protocol does not change for residential, commercial, escrow, or clearance work. The scope and rigor scale — the discipline does not.
- 01
Scope
Pre-inspection call to align on access, timeline, and the decision the report needs to support.
- 02
Inspect
Visual, thermal-imaging, and moisture-meter survey of every accessible building surface.
- 03
Sample
Air, surface, or DNA-based sampling only where instrument findings indicate it will inform the decision.
- 04
Analyze
AIHA-LAP accredited laboratory processing, normally approximately 24 hours after lab delivery; no rush laboratory processing.
- 05
Report
Requested written reports or recommendations emailed within 24 hours after inspection, separately from laboratory results.
— Turnaround
Speed without shortcuts.
Real estate moves on deadlines, water events demand prompt attention, and tenants need answers fast. Check current scheduling and reporting options for your location, access needs, and scope.
Regular online calendar
The calendar shows current scheduled options; same-day attendance is not guaranteed. Call to arrange 24/7 inspection timing, including routine evenings and weekends, subject to location, safe access, scope, and inspector availability.
Escrow-priority options
Ask about currently available inspection and reporting options for transaction or lender deadlines.
Laboratory turnaround
Rush laboratory processing is not offered. Laboratory results are normally available approximately 24 hours after samples are delivered to the laboratory. The laboratory is closed on Sundays, so samples collected or delivered around the weekend may be delayed until it reopens.
24/7 calls and visits
Calls and inspection visits are available 24/7 for emergencies and routine requests, including evenings and weekends. Call to arrange timing based on location, safe access, scope, and inspector availability.
