— Why disclosure
Inspection findings can support clear property records.
An inspection creates a dated account of conditions observed at a property. It may include moisture readings, thermal images, photographs, and laboratory results when sampling is appropriate. These materials can be useful for maintenance planning and property records.
Our role is limited to environmental inspection and reporting. We can document observations and provide a dated report. Clients should have qualified legal advisers determine whether any notice, disclosure, acknowledgment, or other lease document is appropriate.
Environmental documentation does not determine legal compliance, disclosure duties, habitability, insurance coverage, or liability. Owners and tenants should use qualified legal and insurance advisers for those matters.
— The process
From inspection to signature, in four steps.
1. Inspect the unit
Independent certification inspection before listing or at turnover: moisture mapping, thermal imaging, ventilation checks, and laboratory sampling where conditions justify it.
2. Document findings
A dated report and inspection summary record observations from the inspection.
3. Seek document guidance
Consult a qualified legal adviser about disclosures, acknowledgments, and lease documents.
4. Maintain records
Clients may retain inspection, maintenance, repair, and re-inspection records as appropriate.
— What it is not
Environmental reporting, not legal advice.
We do not draft or interpret waivers, acknowledgments, disclosures, leases, or other legal documents. Qualified legal advisers can help owners and tenants understand documents and responsibilities applicable to their circumstances.
Property occupants and managers may choose to communicate moisture concerns and retain relevant maintenance records. An environmental inspection can document observed conditions but cannot predict future events or determine the outcome of maintenance, insurance, or legal matters.
Inspection documentation can be requested with a rental inspection, through our property management program, or alongside post-remediation testing. It does not establish legal or insurance conclusions.
