— The rental reality
Mold in a rental is a dispute waiting for evidence.
More than half of Los Angeles households rent, much of the housing stock predates modern waterproofing, and coastal humidity, aging galvanized plumbing, and deferred maintenance do the rest. When mold appears in an apartment, two parties with opposite financial interests immediately disagree about how bad it is, whose fault it is, and who pays. The tenant says the unit is unlivable; the landlord says it is shower mildew and poor ventilation. Without independent evidence, that argument runs on leverage instead of facts — and it can run for months.
An independent apartment mold inspection replaces the argument with documentation. Calibrated moisture readings show whether the wall is wet and where the water travels. Thermal imaging distinguishes an active leak from an old stain. Laboratory samples, analyzed by AIHA-LAP accredited labs under chain of custody, establish what is growing and whether it is airborne. The written report ties it together with a causation narrative: what the condition is, what moisture source feeds it, and what correcting it requires. That document works the same in a repair negotiation, a housing department complaint, an insurance claim, or a courtroom.
California law gives the evidence somewhere to go. Civil Code section 1941.7 and the state's substandard housing definitions make documented mold a habitability issue landlords must address after notice, and Los Angeles County's tenant protections add local enforcement teeth. Our reports are written with those frameworks in mind — which is why both tenants and landlords use them.
— Who we serve
One standard, every side of the lease.
Tenants and renters
Document conditions for a habitability complaint with findings a landlord cannot wave away: moisture data, thermal images, lab results, and a report formatted for housing inspectors and court.
Landlords and owners
Respond to complaints with neutral third-party documentation instead of your own word. Verify real problems, close out exaggerated ones, and prove diligence if the dispute escalates.
Property managers
Consistent per-unit inspection and clearance documentation across your portfolio — complaint response, move-out verification, and post-remediation sign-off from a single independent standard.
Attorneys
Habitability, constructive eviction, and personal injury matters need chain-of-custody evidence collected to a defensible standard. Our inspectors document for cross-examination and testify when needed.
— Where apartments grow mold
The failure points we check in every unit.
Apartments concentrate moisture risk into small footprints. Bathrooms without functioning exhaust fans push shower humidity into cold exterior walls, where it condenses inside the paint film winter after winter. Kitchen and bathroom plumbing runs through shared chases where a neighbor's slow leak becomes your wall's problem. Window systems in older Los Angeles buildings — steel casements, aluminum sliders, failed stucco flashing — leak at sills and show up as growth behind furniture pushed against the wall. Ground-floor units add slab moisture and planter overspray against exterior walls; top-floor units add roof drains and deteriorated penetrations.
Our unit inspection covers all of it: every wet-wall room with calibrated moisture mapping, thermal imaging of exterior walls and ceilings, ventilation performance checks, and inspection of the closets, corners, and furniture shadows where condensation mold actually lives. Where the evidence points into a shared assembly, we document the pathway. If sampling becomes necessary during a $199 standard residential visit, the service moves to the $349 package with two inspector-selected samples; each additional sample is $99. For building-wide assessments, our commercial and multi-unit inspection extends the same protocol to the entire structure, and independent clearance testing documents post-remediation conditions.
