We inspect. We test. We report. We never remediate.
Mold X Inspectors was founded on a single principle: the firm that inspects should not also be the firm that profits from remediation. The conflict of interest is unavoidable, and once you accept that any business model will quietly answer to its own incentives, the case for independence becomes obvious.
We inspect. We test. We report. We never remediate. Our reports are written for owners, not contractors. Samples are submitted for independent laboratory analysis through EMSL Analytical and LA Testing. Our lead inspector, Richard Nelson K., holds Professional Mold Inspection Institute certifications for both residential (CRMI0000051499) and commercial (CCMI0000051524) mold inspection. Richard personally reviews the inspection findings and explains the details to the client. These are professional certifications, not California-issued mold inspection licenses.
We chose Glendale as our headquarters because it sits at the geographic center of the most diverse moisture-inspection market in the United States. From the Spanish revivals of Adams Hill to the marine-air condominiums of Marina Del Rey to the foothill estates of La Cañada, Los Angeles County contains every climate, every era of construction, and every variety of moisture challenge that a working inspector will encounter in a career.
Every initial inspection includes visual assessment, thermal imaging, and an explanation of findings. Laboratory sampling is included in the applicable package or agreed scope, not automatically in every visit. Whether the property is an older craftsman or a newer loft, the investigation follows the moisture concerns and accessible conditions.
Learn how separating assessment from repair work shapes our independent mold inspection model.
