Attic & Crawlspace Inspection
across LA.
Attics and crawl spaces are the two most overlooked moisture reservoirs in Los Angeles housing. Original 1920s craftsman crawl spaces, post-war ranch attics retrofitted with added insulation, and modern spray-foam unvented attics each present distinct moisture profiles. Mold X performs full physical entry inspection — we do not assess these spaces from the access hatch.

— Applications
Specialty applications
Each property type carries its own moisture profile. Below are the contexts in which we apply this service.
Vented Attic Assessment
Roof underlayment, insulation, ventilation pathway, and bath-fan termination assessment.
Unvented / Spray-Foam Attic
Specialized assessment for hot-roof and conditioned-attic assemblies prone to vapor trapping.
Raised-Foundation Crawl Space
Full physical entry assessment of joists, subfloor, vapor barrier, and supply-line condition.
Slab-Edge & Sub-Slab Moisture
Slab-edge moisture meter mapping and sub-slab vapor assessment where indicated.
Pier & Post Foundation
Original wood-pier crawl spaces — common in pre-war LA homes — require specialized assessment.
Attic & Crawlspace Sampling
Air and surface sampling within unconditioned spaces with chain-of-custody to lab.
