How Much Does a Mold Inspection Cost in Los Angeles

Mold X uses confirmed package pricing for standard residential homes: $199 for the initial inspection, $349 for the inspection with two laboratory samples, and $99 for each additional sample. Large homes, commercial properties, and specialty scopes require a custom quote.
A single-family residential inspection
The $199 initial residential inspection is for a standard residential home. It includes a visual inspection, thermal imaging, and a verbal explanation of the findings. It includes no laboratory samples. Written recommendations or a written inspection report are available on request at no additional charge and are emailed within 24 hours after the inspection.
The $349 standard residential package includes everything in the $199 inspection plus two laboratory samples, laboratory results, an explanation of the findings, and recommendations. The inspector determines whether air samples, surface swabs, tape lifts, or a mix of those methods is appropriate. Each additional sample beyond the two included samples is $99.
Why ranges vary
Five factors drive most of the variation in mold inspection pricing:
- Square footage. Larger homes require more time and more sampling locations.
- Accessibility. Crawl spaces with limited entry, attics with restricted access, or properties on hillside grades all extend inspection time.
- Number of moisture concerns. A single bathroom concern is faster than a property with multiple HVAC zones, multiple suspected leak sources, and multiple sampling indications.
- Laboratory timing. Rush laboratory processing is not offered. Results are normally available approximately 24 hours after samples are delivered to the laboratory. The laboratory is closed Sundays, so weekend delivery can cause a delay.
- Property type. Large homes, multi-unit buildings, commercial properties, and specialty scopes require custom pricing. Call for a quote.

Escrow and pre-purchase inspections
Standard residential pricing is $199 for the initial inspection or $349 when two laboratory samples are included. Requested written recommendations or a written inspection report are emailed within 24 hours after the inspection at no additional charge. Laboratory-result timing runs separately. Each lender, buyer, seller, insurer, or other recipient determines its own documentation requirements and whether it will accept a report.
Where it pays to spend more
Three places where the cheapest option is rarely the best:
Independent inspectors who do not also remediate. Inspection firms that also offer remediation services have a built-in conflict of interest. Mold X Inspectors does not remediate — we only inspect, test, and report. Our financial outcome does not depend on what we find.
Accredited laboratory analysis. Some low-cost inspectors use unaccredited or in-house labs. AIHA-LAP accreditation is the relevant standard. Our samples are processed through AIHA-LAP accredited labs.
Detailed, narrative reporting. A short report with a few photos is not the same product as a detailed report with moisture maps, photographic documentation, and recommendations. Insurers, transaction parties, and contractors decide what documentation they require and how they use it; a report does not determine coverage, payment, acceptance, or a negotiation outcome.
Where it does not pay to spend more
Rush laboratory processing. It is not offered. Laboratory results are normally available approximately 24 hours after lab delivery, but Sunday closure and weekend delivery can delay processing.
Excessive sampling. The $349 package includes two samples, and the inspector determines the appropriate mix of air samples, surface swabs, and tape lifts for the property. Ask why each additional $99 sample is indicated before authorizing it.
The bottom line
For a standard residential home, the initial inspection is $199. The package with two inspector-selected laboratory samples is $349, and each additional sample is $99. If sampling becomes necessary during a $199 visit, the service moves to the $349 package rather than charging $199 plus two separate sample fees. Large homes and commercial properties: call for a quote.
Schedule anytime. If sampling becomes necessary during a $199 visit, the service moves to the $349 package rather than adding two separate sample fees.
